Why rent by the room?
The first 2–3 tenants cover the bills. Rooms 4, 5 and up are profit. Here's what my two houses average per month with every room full:
Bedford house
7 rooms. $5,575 rent in, minus mortgage, utilities, internet and mowing.
Euless house
6 rooms. $4,900 rent in, minus mortgage, utilities, internet, mowing and a monthly cleaner.
Hi, I'm Eric
I've been renting rooms in Dallas–Fort Worth since about 2017. Today I run two houses in Bedford and Euless with 13 rooms between them. Most of my house rules were learned the hard way, like the tenant who kept unplugging the cameras and the "non-vaper" who walked out to his car every 20 minutes. I write down what works so you don't have to learn it the hard way too.
