I'm Eric Willden, a landlord in Dallas–Fort Worth. I've been renting houses by the room for almost 10 years.

I started with a 5-bedroom in Euless. I rented out 4 rooms, then turned the front den into a 6th bedroom. Later my realtor brought me a 7-bedroom in Bedford that was already built out. Between the two houses, that's 13 rooms, and both clear my $2K/month profit goal.

Along the way I've made most of the mistakes: taking the first applicant, believing someone over text, and writing a lease that didn't cover what actually happened. Each one turned into a rule, a lease line or a step in my process. I've only been to eviction court once, and I learned a lot.
